Hyderabad Leads in Vacant Office Space Among Major Indian Cities

Hyderabad Leads: Hyderabad is the city with highest vacant office space among seven major Indian cities, real estate consultant Vestian’s numbers show. The city has a total office stock of 1,620 lakh sq ft with 284 lakh sq ft or 17.5% vacant as of March 2025. The trend predicts the challenge and opportunity in Hyderabad’s commercial property.


Current Vacancy Trends

Hyderabad’s vacancy level has reduced slightly from 19% to 17.5% as there is no new supply in the January-March 2025 quarter. When such a good trend is seen, the city still dominates the absolute vacant office space, indicating the robust supply of earlier years. These vacant spaces are still to be rented out to corporates and represent a gigantic opportunity for growth for corporates.

Comparison with Other Cities

Hyderabad’s vacancy level is just behind Delhi-NCR with 232 lakh sq ft of available office space out of a total of 1,364 lakh sq ft with a vacancy level of 17%. Bengaluru, India’s biggest office market, is at the inventory of 2,805 lakh sq ft and with only a 7.5% or 210 lakh sq ft empty. There are other big metropolitan cities such as Chennai (7.1%), Mumbai (8.3%), and Pune (6.6%) which have lower vacancy rates, and the highest percentage of vacancy is with Kolkata at 28.9%, where 79 lakh sq ft of area lies vacant against a total of 275 lakh sq ft.


Demand and Market Dynamics

Even with increased vacancies, office leasing space in key cities expanded by 34% in Q1 2025 to 179.6 lakh sq ft. Hyderabad demand is fueled by industry segments such as GCCs, IT-ITeS, BFSI, and Flex Spaces. “The Indian office market continues to be on a robust path with demand poised to persist for a couple of quarters more,” noted Shrinivas Rao, CEO at Vestian.

Hyderabad’s position as the city with the highest surplus office space demonstrates how much it is required to make strategic planning Worth it in an effort to access its commercial real estate sector. Although the vacancy rates are an issue, they also are an opportunity for investors and corporations to capitalize on the good infrastructure and increasing demand of the city. With the market yet to be developed, Hyderabad continues to be a major player in India’s office space market.
