Hyderabad: New Job Opportunities: Global tech giant Microsoft has taken another step towards expanding its operations in Hyderabad. It has leased 2.64 lakh square feet of office space in the Phoenix Centaurus building in Gachibowli. The five-year lease will be effective from July 1, 2025.
As per the agreement, Microsoft will pay a base rent of Rs. 1.77 crore per month at Rs. 67 per square foot. However, the total cost including common area maintenance, operating expenses, capital expenditure and management fees will come to Rs. 5.4 crore per month.

• Security deposit of Rs. 42.15 crore
• The 3rd and 4th floors were given to Microsoft for use.
Microsoft acquired the lease through workspace operator Tablespace Technologies. Tablespace has a registered lease pact with the Phoenix Tech Zone.
They first opened its India Development Center (IDC) in Hyderabad in 1998. The largest R&D center outside the US is now located in Hyderabad. Gachibowli campus is already a hub for engineering, artificial intelligence (AI), and cloud innovation.
The newly leased space at Phoenix Centaurus will house additional R&D teams and technology units, creating more jobs.
According to a lease document obtained by Propstock, the deal is one of the largest commercial real estate transactions recorded in Hyderabad this year.
A senior real estate consultant said, “Hyderabad’s talented human resources, infrastructure and low costs are attracting big tech companies. Such transactions clearly indicate that global companies are choosing Hyderabad not only to retain their operations but also to expand.”
Recently, Microsoft’s modern campus was inaugurated in Telangana. Microsoft data centers will also be inaugurated in the state soon. All these together are expected to further strengthen India’s digital infrastructure.
Industry sources say that Telangana is moving forward at every stage, attracting global investors, creating jobs and raising its profile in the technology sector. The new lease agreement with Microsoft further strengthens Hyderabad as a world-class R&D hub.
